As the community turnover is nearing completion, the maintenance corporation executive board has been busy putting the pieces together for the residents to begin taking over upkeep and maintenance of common areas, open space, community park, storm retention ponds, and snow removal on our roadways.
In addition to this, the board has completed the initial draft of the annual operating budget. The budget determines the maintenance corporation (commonly referred to as HOA) fees. Once the budget is finalized, it will be presented and made available to residents.
We have obtained insurance, are actively conducting architectural reviews, area and lot inspections, deed restriction enforcement, and many other matters related to not only operating the maintenance corporation but also overseeing and providing service to the community.
To assist on that front, the maintenance corporation executive board has voted to enter into an agreement with FirstService Residential; a property management company who will assist with the day to day management of the community. In addition to providing logistical support for the maintenance corporation, there will be an on-site community management representative (located in the Southerness/Legacy subdivision) that homeowners can reach out to directly regarding issues in the community. There will also be a 24/7 support center that can be contacted if needed, mobile app access, and other resources available. More information about the upcoming changes will be distributed to residents in the coming weeks.
Many residents have felt neglected by the lack of service and communication received from the developer while the community was in the process of being built. Now that we are at the point where turnover is taking place, it is time to work together to make this the community we all want it to be.
